Why LGR Dehumidifiers Are Required for Water Damage in the Florida Panhandle

But this process has a hard limitation: as the humidity drops below roughly 45%, the temperature differential between the coils and the air becomes too small for efficient condensation. The unit keeps running, consuming electricity, but extraction rates plummet. In Florida's ambient conditions, the unit often cannot get below 50-55% relative humidity โ€” far above the threshold needed for structural drying.

At 55% RH in 85ยฐF conditions, drywall and wood framing are still absorbing moisture from the air. You're not drying the structure. You're running a fan.

How LGR Dehumidifiers Solve It

LGR (Low Grain Refrigerant) dehumidifiers use a pre-cooling stage before the primary refrigerant coils. Incoming air passes through a heat exchanger that pre-cools it using the cold, dry exhaust air.
